FSBO photography that sells your home
Selling your New Jersey home without an agent means you own the marketing. Here's the media and the playbook to compete with any listing in town, at the same prices realtors pay, from $195.

Rule one
Your first photo decides your showings.
Buyers scroll Zillow the way they scroll Instagram: one thumbnail, half a second, next listing. In NAR's seller data, agent-listed homes consistently outsell FSBO sales, and marketing quality drives much of that gap. It's also the one part of the agent playbook you can simply buy.
- Lead with a twilight exterior. A virtual twilight is included in every package.
- Follow with the kitchen and your brightest rooms, momentum matters.
- Aim for 25 to 35 photos: every room once, nothing repeated, nothing dark.
Before we arrive
Fifteen minutes of prep is worth thousands.
The homes that photograph best aren't the biggest, they're the readiest. You don't need to renovate anything; you need to clear the frame so buyers see the house, not the household.
- Every light on, every blind open. Bright rooms read bigger online.
- Clear counters, fridge fronts, and nightstands, flat surfaces sell space.
- Cars out of the driveway and street frame before we shoot the exterior.
- Hide pet gear, bins, and cords. Buyers notice everything you stopped seeing.

Fewer, better showings
Let buyers tour before they knock.
The hardest part of FSBO isn't the paperwork, it's hosting strangers in your home. A 3D tour and floor plan let buyers walk the house and check the layout from their couch, so the people who do book a showing are the serious ones. Try the real tour on the right, that's what your buyers would get.
- 2D floor plan included with every package.
- Zillow 3D tour (see a live example) included in Media Boost and Best-Value.
- Matterport upgrade from $100, priced by home size.

No MLS? No problem
Post it everywhere buyers actually look.
You own every file we deliver, web-sized and print-sized, so your listing can live in more places than most agent listings do. The owners who sell fastest treat distribution like a checklist:
- Zillow's for-sale-by-owner flow, it's free and feeds Trulia too.
- Facebook Marketplace plus your town's local groups.
- One link for texts, flyers, and a yard-sign QR code: a property website at your home's own address (e.g. www.YourStreet.com), $75 with the domain included.
Selling by owner, beyond the photos
The media gets buyers in the door. These three decisions determine what happens after. Bookmark this page, you'll come back to it.
Price it right from day one
Pricing outweighs everything, even the photos. A listing gets its biggest wave of attention in its first week, and that wave never comes back. Start too high and the home sits; weeks on market read like a warning label, and the eventual price cuts tend to land below where the right number would have. Start at the right position and you get the opposite: more showings, competing buyers, and leverage.
- Pull closed sales, not asking prices: 3 to 5 truly comparable homes sold near you in the last six months.
- Treat Zillow and Redfin estimates as a sanity-check range, not a number to list at.
- A licensed appraiser can give you an unbiased pre-listing number for a few hundred dollars.
- Price just under search thresholds: $499,000 shows up in under-$500k filters, $505,000 doesn't.
Listing agents price homes for a living, and a comparative market analysis usually costs nothing but a conversation. Want one? Ask us and we'll connect you with an agent worth talking to.
Run showings like a pro, without ShowingTime
Agent listings schedule through ShowingTime, an MLS-connected app where every visit is requested by a verified agent and approved with a tap. FSBO listings can't use it, so you are the scheduling desk, by phone, text, and email. Structure replaces the software:
- Ask for a mortgage pre-approval letter, or proof of funds for cash buyers, before confirming any showing. Serious buyers have one ready; tire-kickers disappear.
- Group showings into windows: one first-weekend open house plus a couple of weekday evenings. Overlapping visitors creates urgency and protects your schedule.
- Keep a sign-in sheet with names and phone numbers, and avoid showing the house alone.
- Decide upfront whether you'll compensate a buyer's agent, and state it plainly in your listing. It changes who shows up.
From accepted offer to the closing table
An accepted offer starts the part of the sale nobody photographs. In New Jersey the signed contract goes into attorney review, typically three business days in which either side's attorney can revise or cancel the deal. Line up your own attorney before you list; they're your advocate for everything that follows. Then the sequence runs:
- Buyer's deposit and the home inspection, expect a second negotiation over repairs or credits.
- The appraisal, if the buyer is financing: the home has to appraise for the lender, or the price gets revisited.
- Mortgage commitment, title search, the final walkthrough, and closing day.
Your attorney drives the paperwork, but nobody is chasing dates, letting in inspectors and appraisers, or keeping the timeline from slipping. That quiet project management is what a listing agent normally does in the background, and it's the part FSBO sellers most often underestimate.

FSBO questions, answered straight
More than for anyone else. You're competing against agent-marketed homes with professional media, without an agent's network behind you. Your listing photos are your entire first impression on Zillow and social media, and NAR's data consistently shows FSBO homes selling for less than agent-assisted sales, with marketing quality a major reason. A $195 to $365 media package is the cheapest way to close that gap.
