Real Estate Photography Checklist for Agents

After photographing hundreds of listings across Middlesex, Monmouth, and Somerset counties, the shoots that go smoothest all have one thing in common: the agent did the work before I showed up. Here's the complete checklist, from booking through delivery, so nothing falls through the cracks on your next listing.
Phase 1, Before you book
Decisions made before booking directly affect what you receive. Take five minutes with this before you call or click:
- Match the package to the price point, photos for a starter listing, or photos + video + tour + floor plan for a higher-end home.
- Decide on drone. For larger lots, waterfront, or strong curb appeal, aerials are one of the highest-ROI add-ons.
- Confirm finished square footage, it drives the package tier, and unfinished space doesn't count.
- Book a few days out when you can, and glance at the forecast; interiors are weatherproof, exteriors we can reschedule or sky-replace.
- Flag HOA / community amenities (pool, clubhouse, gym at a separate building) so we can quote the amenities add-on if needed.
Phase 2, Preparing the seller
The most common reason shoots go poorly isn't the photographer, it's an unprepared home. Set the seller up to win:
- Send the home prep checklist the moment you take the listing, not the night before.
- Confirm access, lockbox code or SUPRA, so the shoot can proceed even if no one's home.
- Follow up the day before: every light on, ceiling fans off, counters and floors clear, vehicles out of the driveway, pets and pet items away.
- Set expectations on timing (arrive ready), what's included, and when media will be delivered.
Getting the most from every shoot
A common mistake is treating photography as a one-time deliverable rather than a content asset. The photos, video, and floor plan from a single listing shoot can power weeks of marketing content:
MLS + Zillow: Full photo set, Zillow 3D tour, floor plan, video link. Upload everything, Zillow rewards listings with complete media with better placement.
Instagram / Facebook Reels: The vertical video reel is made for social. Post it within 24 hours of going live, listing content performs best when it's new.
Email newsletter: The hero photo from the listing makes a strong email thumbnail. Link to the full Zillow listing or your property website.
LinkedIn: The cinematic property film (if you booked video) performs well on LinkedIn, especially with a brief caption about the property and neighborhood.
Property website: For higher-end listings, a dedicated property website with all media embedded makes a compelling buyer experience and a strong seller pitch for future listings.
